HERS Index
The HERS index is the nationally recognized system for inspecting and calculating a home’s energy performance. The rating system starts with a certified Home Energy Rater assessing the energy efficiency of a home, assigning it a relative performance score. The lower the number, achieved after exhaustive on-site testing, the better (in theory, a score of 0 means the home consumes zero energy).
According to the US Department of Energy, a typical existing home scores about 130 on the HERS index. A standard new home, built to current modern energy standards, has a rating of about 100. A home built in 2019 must go beyond the current standard energy code and achieve a score of 80 to be Energy Star Certified.
